Casa Encantada Sells for $130 Million at Auction Following Lengthy Foreclosure Battle

One of America's most iconic luxury estates has changed hands, bringing a years-long legal dispute to a pivotal conclusion.

Bel-Air's historic Casa Encantada has sold for $130 million at a foreclosure auction, ending a prolonged legal battle over one of the most valuable residential properties in the United States.


The approximately 40,000-square-foot estate was auctioned on July 1 after lender CIM Group pursued foreclosure on roughly $155 million in loans secured against the property by late billionaire Gary Winnick. The identity of the buyer has not been disclosed.


Karen Winnick, Gary Winnick's widow, spent months challenging the foreclosure, arguing she was unaware of the loan's terms and seeking to delay the sale through the courts. Her appeals postponed the auction from December 2025 until July 2026, but the property ultimately sold after competitive bidding between the lender and a private bidder, with the final price reaching $130 million.


Completed in 1938 and designed by architect James E. Dolena, Casa Encantada sits on 8.4 acres overlooking the Bel-Air Country Club. The estate has been owned by several prominent figures, including Conrad Hilton, David Murdock, and Gary Winnick, who purchased the property for $94 million in 2000—a record U.S. home sale at the time.


The mansion had previously been marketed for as much as $250 million, making its $130 million auction sale one of the most closely watched transactions in the luxury residential market. The outcome highlights both the resilience of demand for trophy properties and the financial risks that can accompany highly leveraged real estate holdings.
